The Proposed Project

Project Location and Setting:
The Project Site is comprised of approximately 158 acres of vacant, non-irrigated land. The Project Site is bounded by Athens Road to the north, the County Sanitary Landfill to the west, Sunset Boulevard West to the south and vacant land to the east. It is identified by Assessor Parcel Number: 017-061-044 and is located in the unincorporated area of Placer County. The General Plan designation of the Project Site is Agriculture - 80 and it is zoned F-DR-B-X-180-SP. The Project Site is also located in the Industrial Reserve Area of the Sunset Industrial Area Plan (SIA) and is designated in the SIA as Industrial and a Special Purpose (-SP) Combining Zone District.Land uses permitted in the Industrial Reserve Area include recreational and entertainment activities compatible with industrial uses.

Proposed Project and Objectives:

The Applicant is proposing a motocross park with complimentary retail uses and the Proposed Project is entitled: California Motocross Park.

The objective of the Proposed Project is to provide a motor-sports-themed family recreation and entertainment center. It will be a landscaped environment complete with RV facilities, picnic grounds, family restaurants, retail stores ancillary to the motocross sport, video and game arcades, conference center, a covered racetrack, enclosed spectator viewing booths overlooking the amphitheatre style racetrack, playgrounds and clean, attended restrooms and showers.

The Proposed Project plans to open for practice and racing in a limited fashion, as the County process permits, in the late summer of 2007 and the Park will feature multiple racetracks for motorcycle and bicycle racing - meeting the needs of amateur, club and professional racing organizations and promoters across the United States. The Proposed Project will be a motorsports and recreational destination for racers, race fans and families from California, the West, and the entire United States The main motorsports events will take place on Fridays, Saturdays and Sundays. It is estimated that approximately 3,000 riders and spectators would attend these events on any given weekend day. In addition to weekend motorsports events, the Proposed Project plans to feature mid-week racing and technical motorsports schools and business center events

 

 

 

Television and Video towers as well as high quality arena lighting will allow the Park to be a destination location for televised and night time events.
